Miami, the flamboyant metropolis has changed its skin over the past decades, establishing itself as one of the leading international capitals in culture, design, art and fashion. One of the latest projects is at the forefront of a new development formula: The Faena district has involved the architectural crème de la crème, from OMA to Sir Norman Foster.

Reading the NY Times Travel section the news of Miami as the epicenter of Alan Faena’s creative mind hit us: the Argentinean entrepreneur, together with his New York-based business partner, is converting the area’s “worn-out” hotels and condominiums into the striking Faena district. A six-block project that comprises hotels (featuring the revamped Casa Claridge’s) three condominium buildings, a cultural center and a retail complex.

Thus, the Faena district stands out as Miami’s hottest destination, a powerful driver for the area’s face-lift and potential skyrocket development.

The Faena Hotel Miami Beach, with its imaginary Art Deco aesthetics, replaces the former Saxony Hotel, an inspirational destination (in the 1950s and ’60s) for Hollywood stars such as Frank Sinatra, film director Baz Luhrmann and other major-league Academy Award-winning personalities. The property offers all the thrills of luxury, including a butler service for every guest and a private spa. Other facilities in the Faena district orbit around the hotel: Casa Claridge’s and the Faena House condo.

The Faena Bazaar retail complex designed by Rem Koolhaas, along with two other residential buildings and the Faena Forum, are expected to become the city’s main attractions. The circular-shaped cultural center, also designed by Mr. Koolhaas, features exhibition halls and two event facilities for hosting performances and art exhibitions by internationally acclaimed talents.

Sir Norman Foster + partners report that Faena House is the latest addition to the stretch of luxury apartments, hotels and resorts along Miami’s coastal belt to the east and Collins Avenue to the west, within a short drive from the famous Art Deco area. The softly rounded, contemporary lines of the 17-storey apartment block echo the home-grown style, while the building’s efficient passive form is designed to optimize energy saving for mechanical cooling during Caribbean summer season.

The lucky owners of the 41 luxury apartments have access to exclusive resident facilities including a spa, pool and state-of-the-art fitness center. The lower floors overlook a peaceful native natural landscape of grasses and lily ponds, which flow beneath the building and cool entrance spaces. The light-filled atrium – which appears to float on the water – welcomes visitors; from here, paths through the landscape lead to four individual glazed elevator pavilions.

Each dwelling benefits from a sleek entrance hall, with high ceilings and natural daylight which floods in through the fully-glazed living area. Each apartment is designed to make the most of ocean views and all feature generous full-height living spaces. Large wrap-around balconies dissolve the boundary between inside and outside, creating “verandas in the sky” to make the most of Miami Beach’s incomparable climate, capture cooling sea breezes and encourage an outdoor lifestyle.
